Bedford’s cost segregation practice was established in 2002 to satisfy the growing need for a national firm that could provide high quality cost segregation services. Inevitably, as our reputation grew so did the demand for our services.We have worked to gain the trust of our clients and have responded to their requests for more services from the same team.
Bedford is an independent professional services firm specializing in commercial real estate. We are not an affiliate or spin-off of a competing accounting firm who may be interested in replacing your current CPA or tax advisor. We are committed to working closely with CPAs and trusted advisors to provide the best cost segregation services combined with the appropriate expertise.
We have conducted over 7,000 studies (with no outsourcing) and had the privilege of assisting hundreds of accounting firms in providing cost segregation, and many other valuable services, to their clients. Our project experience includes engagements on properties with depreciable costs ranging from $350,000 to $1.4 billion, leasehold improvement projects less than 3,000 square feet to buildings in excess of 2 million square feet, and everything from a simple self storage facility to a highly complex manufacturing plant.
Our technical staff is comprised of professional engineers (P.E.s), multi-disciplinary engineers, architects and construction professionals. Each has a four year related technical degree and a minimum of ten years relevant experience. Additionally, many of them have an advanced degree. The Bedford team is highly qualified and relies on a true engineering methodology, which is based on what we refer to as sound engineering.
Due to the multidisciplinary nature of cost segregation we also have an internal tax department with significant cost segregation experience, to assist our clients and strategic partners.

Every study we issue is certified by three professionals (1) the field engineer who performed the study and wrote the report, (2) the senior engineer who reviewed the report and (3) our Director of Tax who also reviews each report. The outcome is a highly detailed cost segregation study of the finest quality; a study that provides maximum benefits and is truly defensible if ever called under IRS scrutiny. In the unlikely event of an IRS examination we provide free audit support.
