As a partner at Bedford, Bruce works closely with commercial real estate owners and investors, and accounting firms to provide creative solutions that combine cost segregation and asset management studies with energy efficient building incentives and tax deductions. As an engineer with significant experience in cost segregation, energy consulting and capital improvement projects, Bruce understands the importance of managing fixed assets to enhance cash flow. Bruce leads Bedford’s engineering team with a strong focus on operational and technical excellence to ensure Bedford clients are receiving best-in-class service and support. Bruce is also responsible for leveraging Bedford’s technical expertise to meet emerging client needs; developing tools and strategies to serve Bedford clients throughout the life cycle of real estate.
Throughout his 20 year career in real estate and engineering, Bruce has focused on helping clients achieve operational efficiencies to increase cash flow. Prior to joining Bedford in 2004, as manager for Johnson Controls, Inc., Bruce was responsible for developing multi-million dollar projects designed to reduce energy comsumption and produce operational savings for a variety of private, public and government clients. As a project engineer, he has managed capital projects ranging from heavy fuel oil delivery systems to the replacement of a 250-ton chiller plant. His facility management experience includes the mechanical maintenance for a 450 MW coal-fired power plant. In the cost segregation arena, Bruce has overseen the delivery of thousands of cost segregation studies and personally completed hundreds of studies including a wide variety of property types. He has served as a guest lecturer on the subject of cost segregation at Temple University and Cabrini College, and is a frequent speaker for professional organizations, real estate and financial service companies.
Bruce is a senior member of the American Society of Cost Segregation Professionals (ASCSP) where he serves on the Marketing Committee and the International Council of Shopping Centers (ISCS) where he has served as a faculty member for the University of Shopping Centers’ School of Finance, Accounting and Lease Administration. He is also a member of the Association of Energy Engineers (AEE), and the Delaware Valley Green Buildings Council.
