As former Tax Director for Bedford Cost Segregation, LLC, Steve bears primary responsibility for tax reviews and report certification, ensuring that Bedford’s cost segregation studies are based on an appropriate interpretation of tax law and current legislation. Over the course of almost four decades in the field of taxation, Steve has seen cost segregation become a widely-accepted, valuable tax planning strategy for commercial real estate owners and investors. His expertise in cost segregation ranges from IRS appeals, during the era of investment tax credits, to recent IRS pronouncements, and includes the review of thousands of cost segregation studies, encompassing a wide variety of property types and sizes. Steve also leads Bedford’s tax research and professional development committees, ensuring that Bedford’s education and tax-related training, both internal and external, are the best in the industry and up to the Bedford standard.

Steve joined Bedford in 2005, after serving as Senior Tax Manager for a regional public accounting firm with nearly 100 certified public accountants. Specializing in cost segregation, Steve enabled clients to accelerate depreciation deductions on commercial real estate properties and realize substantial tax benefits. Working in private industry and public accounting, and involved in fixed asset issues for more than 35 years, Steve has the experience to examine matters involving taxation from both corporate and individual perspectives. Bedford clients and the company’s strategic partners benefit from Steve’s historical understanding of cost segregation, as well as his strong commitment to delivering cost segregation studies that will withstand any IRS examination.

Steve has a Master of Science in Taxation from Bryant College, Smithfield, Rhode Island. He has a Bachelor of Science in Accounting from Bentley College, Waltham, Massachusetts and a Bachelor of Arts in Sociology from Stonehill College, Easton, Massachusetts.

Steve is a certified member of the American Society of Cost Segregation Professionals (ASCSP), where he serves on the Technical Committee. Steve is a current member and past president of the Tax Executives Institute, New England Chapter. He has taught on topics related to cost segregation and tax as a faculty member of the International Council of Shopping Centers (ISCS) University of Shopping Centers School of Finance, Accounting and Lease Administration.
