His role in the company includes strategizing project logistics, analyzing building depreciation history, evaluating building survey materials, and report post-delivery guidance to clients.

Ben Swart is a Project Manager for Bedford Cost Segregation in the Southeast region. He is responsible for conducting engineered cost segregation studies for a variety of properties. This includes on-site analysis as well as estimating and properly classifying assets to maximize the tax benefits for the client.
Dan Atkins is a Project Manager in Bedford’s Southeast Region. Working with clients and their accountants, Dan has completed more than 700 cost segregation studies in a wide variety of property types, including office buildings, medical facilities, retail centers, restaurants, apartment buildings, manufacturing facilities and distribution centers.
As Managing Partner of Bedford, Greg has successfully established the firm as a recognized industry leader, guiding Bedford to the completion of more than 10,000 Cost Segregation studies, covering a wide range of property types and sizes. Under his leadership, Bedford has grown to a full time staff of more than 50 and remains at the forefront of the Cost Segregation services field, providing engineering-based studies to hundreds of real estate owners and accounting firms nationwide. As Bedford looks towards the future, Greg is positioning the company to play a significant role throughout the real estate life cycle with a focus on innovative consulting services to maximize depreciation, tax credits and other financial incentives for sustainable real estate holdings.
As a Partner of Bedford, Hank is in charge of the southeast region of Bedford. In addition Hank is in charge of hiring, training and supervises the southeast Technical and Business Development staff. Hank performs the scheduling activities for the five full time and two part time technical staff. Hank currently performs the Business Development activities in the Alabama area as well as performing cost segregation studies as part of the technical staff. Hank is involved in the estimates and proposals of all opportunities identified by the business development staff. Hank is the coordinating engineer for Epact studies performed by Bedford.
Karen J. Koch, CPA, MT is a recognized expert in tax treatment of fixed assets for commercial real estate and tax incen¬tives for energy efficient real estate, who has worked in public accounting and private industry for more than 25 years. In 2012, Karen started her own tax consulting practice to serve as a resource to support the accounting framework for accelerated cash flow and energy incentives. Karen has expanded her partner role with Bedford Cost Segregation, LLC to build the Midwest region and a national focus to incorporate the in-house Bedford engineering expertise to support unique tax solu¬tions to the end user, professional consulting firms working in the energy industry, and CPA firms.
As a partner and director of business development at Bedford since 2005, Debbie builds relationships with CPA firms, commercial real estate developers & investors, asset & portfolio managers, owners and tenants to help them increase cash flow using cost segregation and asset management studies to accelerate depreciation of properties. She is primarily responsible for the southeast region, with a concentration on Georgia and south Florida. As an expert in her field, Debbie has presented continuing education courses during GSCPA Conferences, to various CPA Chapters in Georgia, Florida, and Alabama, and to individual CPA firms, as well as to real estate brokerage firms and to real estate associations.
As Tax Director for Bedford Cost Segregation, LLC, Steve bears primary responsibility for tax reviews and report certification, ensuring that Bedford’s cost segregation studies are based on an appropriate interpretation of tax law and current legislation. Over the course of almost four decades in the field of taxation, Steve has seen cost segregation become a widely-accepted, valuable tax planning strategy for commercial real estate owners and investors. His expertise in cost segregation ranges from IRS appeals, during the era of investment tax credits, to recent IRS pronouncements, and includes the review of thousands of cost segregation studies, encompassing a wide variety of property types and sizes. Steve also leads Bedford’s tax research and professional development committees, ensuring that Bedford’s education and tax-related training, both internal and external, are the best in the industry and up to the Bedford standard.
As Director of Operations Peter is instrumental in establishing the procedures, practices and methods employed by Bedford to provide quality Cost Segregation Reports and related services. His focus is on driving Bedford's procedures, tools, and methods to comply with industry guidelines and the IRS's Cost Segregation Audit Techniques Guide, thereby ensuring that Bedford maintains it’s status as a quality provider. Since joining Bedford in 2002, Peter has conducted over 250 Cost Segregation Studies, ranging from small single-occupier facilities to landmark high-rise office buildings.
Greg is the Director of Engineering Services and is responsible senior technical review and management. In addition, he assists our Sales Team with project scope development and benefit projections. Greg is also involved in project estimates and provides guidance to the sales team as well as the engineers from all regions. Having personally completed more than 400, Greg is responsible for managing several of Bedford’s major accounts including publically traded companies and regional accounting firms. Greg has been with Bedford since 2002.
Bill Cusato is the Senior Director of Business Development for the New England and New York regions. Bill joined Bedford in 2005 and has initiated over 800 Cost Segregation studies (?check?) across all commercial property types. He works directly with owners and their financial advisors to establish the potential benefit of each project and then acts as a liaison with the client through the completion of the study. Bill is a frequent speaker and is very involved with the education of the commercial real estate industry, and also provides ongoing continuing education training and CPE credits to the CPA community. Bill participates in many industry events including those of Real Estate Finance Association, NAIOP, CCIM, Bisnow, BU Real Estate Alumni and the Mass Society of CPA’s.
Since joining Bedford Cost Segregation, Frank has spent his time explaining the tax advantages of cost segregation to his clients and their CPA’s. Some of his clients include multi-family apartment owners, commercial and office buildings as well as retail stores, self-storage and medical office buildings.
As CFO of Bedford, Sheri is responsible for the company's finances and corporate policies. Sheri’s role in finance gives her the opportunity to ensure Bedford continues in promoting “sound financial decision making" to insure that the upward growth and profitability which Bedford has been successfully aiming towards continues. Sheri has personally been in charge of implementing company procedures as director of Human Resources and grown the benefits we offer to the employees as our business continues to grow.
As assistant director of tax at Bedford, Max is responsible for tax reviews and report certifications, ensuring that Bedford’s Cost Segregation studies are based on an appropriate interpretation of tax law and current IRS pronouncements. Additionally Max is in charge of leading Bedford’s Research and Development tax credit division.
